Property Sales is a specialised field as is Property Management. Yes both are a part of the real estate industry, however require two very different sets of skills and expertise.
Most real estate agencies are semi-serious about property management but enjoy the income they receive and use this to keep their business afloat when sales are slow, or tight. When selling property is the main stay of the business, then property management is usually treated as less-important and does not receive the attention it deserves, this usually results in a less than desirable outcome for the clients that have invested their property in the hands of these agencies.
At Best Property Rentals, we LOVE managing rental properties and we have NO interest in sales. Our clients’ investment property is our number one priority.

The majority of real estate agencies do not cater to prospective tenants who cannot view your home during business hours.
Sure, some people have the luxury of being able to skip out of work for an hour to look at a rental, but many people can’t. On a daily basis we receive calls from tenants who are frustrated by the unwillingness of agents who refuse to make inspections outside of standard business hours. In fact, some offices will not even make personal appointments and will only hold open houses.
At Best Property Rentals we are flexible and will show your property as and when required. Tenants can book their preferred day and time right from their mobile device or computer and we will make it our mission to accommodate them. We even showed a rental property to a couple on the Boxing Day holiday which they subsequently rented. They were so happy we could show them the property at a time that suited them and the property owner was delighted with the result. Happy tenants and happy owners now that just makes our day!

Why should you have to wait for your money??? Tenants know when their rent is due.
So why don’t all tenants pay on time? There are a range of reasons, some quite genuine.
We once had a tenant who accidentally paid her power bill twice and the power company took 6 weeks to return the double payment to her. The habitual late payers are different. These tenants pay late for one reason. Because they can. Because their property manager is not following up.
At Best Property Rentals, we monitor rent arrears DAILY. If a tenant doesn’t pay, you don’t get paid, so we are very strict about arrears.
We follow up from the first day the tenant is late.

WE CONDUCT THOROUGH INSPECTIONS
A routine inspection is our opportunity to spot damage, lack of cleaning, and any maintenance required now, or in the near-future.
A common complaint we hear from clients of other agencies is that inspections are done poorly – in many cases they are rarely carried out, or are not carried out at all. We had a client who was advised by his previous agent that his property was “Clean and tidy, and the lawns were mowed.” The property manager had clearly forgotten that the client was attending the property for maintenance the following day. When the client arrived, the grass was high, there were weeds in the gardens and the house was a mess. An inspection had never been done at all!
At Best Property Rentals, we schedule inspections for your property every 4 months. We spend approximately 20 to 30 minutes going through your home. We check for termite trails, leaks to plumbing fixtures, showers, and taps. We also check ovens, air conditioners, rangehoods and exhaust fans are clean. We test lights and fans and look for any cracked or broken glass.
We search for signs of mould and any damage that may be covered up – mats can hide stains on carpet and sometimes an oddly placed picture can be covering up a hole in the wall. We offer all of our clients the opportunity to come along to the inspection with us but they very rarely do and are ecstatic with the comprehensive colour report with photographs that we send through within 48 hours of conducting the inspection.
We have recently started taking a virtual shoot of properties during our inspections as these are ideal for our clients to see their properties up-close and in great detail.
OUR INSPECTIONS ARE FIRST CLASS!
The entry condition inspection, report and photographs are the best way proving with absolute certainty the condition of your property at the commencement of the tenancy. Over the years we have taken over properties previously managed by other agents where the entry report simply marked each item as ‘clean’ and we’ve even experienced instances where no inspection was carried out at all. At Best Property Rentals we utilize the latest technology and software to prepare a detailed Entry Condition Report on your property, taking the time to ensure the job is done properly. We keep a record of colours, textures, materials, brands, model numbers and serial numbers of each and every item. In addition to the pages of reporting, we also take loads of photographs and create a virtual tour of your property.
Whilst the written word can be open to interpretation, a photo cannot lie. As a result of our careful and consistent reporting, rarely do our tenancies end in front of a tribunal. Tenants cannot argue when we have photographic evidence.
GREAT COMMUNICATIONS WITH YOU
This one is pretty basic but it’s shocking how many times we receive calls from frustrated clients wanting to move to our agency because their property manager won’t respond to calls or emails.
Typically, we hear things such as:
- They don’t return my calls
- I’ve sent numerous emails and I’ve heard nothing
- My property manager is on holidays and nobody can tell me anything
- I asked for something to be fixed a month ago and it still hasn’t been done
- My property manager has quit and I will have to speak with the new person (who does not know me or my property)
At Best Property Rentals we believe that everything we know about your property, you should also know. We realise you’re busy so our office policy is to include you on all email correspondence with your tenants and we call you regarding all repairs and maintenance.
