If you have already found a home and your lease has expired, or is due to end soon, you will need to complete a Notice of Intention to Vacate and submit this to our office.
Once we receive this we will send you a vacate pack. If your lease has not yet expired, you will need to complete a Lease Break form. Fees and charges may apply.

ADVERTISING THE PROPERTY FOR RENT
We will advertise the property for rent in major property portals such as realestate.com, domain.com, etc and we will install a For Rent sign on the front of the property. We will contact you for permission to show potential tenants through the property should an opportunity present prior to your vacating the property. We will attempt to give you as much notice as possible in this event.
Ways to Ensure You Obtain a Full Bond Refund
The property must be handed back to us in the same condition (or better) as it was at the commencement of your tenancy, albeit for fair wear & tear. It makes sense to refer to your Entry Condition Report and look for any changes that may have occurred during your tenancy.
CLEANING: The property must be thoroughly cleaned. A vacate clean is a big job so if time does not permit you to clean the property yourself, we strongly suggest you seek the services of a professional cleaner.
RENT: Rent must be paid up to and including the day you vacate the property and handover the property keys. You must continue paying rent up to and including the final day of your tenancy as failure to do so may have a negative impact your rental history which could, in turn affect your chances to secure future rental properties. The bond is NOT to be used for rental payments.
SWIMMING POOL: Pool water must be topped up, filters must be cleaned, and water must be balanced with a certificate supplied along with the keys at handover.
LAWN/GARDEN: All lawns must be neatly mowed with edges trimmed and garden beds must be weed free. In the event you are unable to do this yourself please contact your property manager and we can recommend a contractor to take care of this for you.
CARPET CLEANING: All carpets must be cleaned to an acceptable standard
PEST CONTROL FOR FLEAS: If there has been a pet kept at the property or visiting on the property at ANY time during your tenancy, the property must be sprayed for fleas, inside & out. You must provide our office with evidence that this has been completed.
KEYS: All keys for the property must be returned upon handover of the property. You are legally responsible for the property until the end of your lease agreement. We will be check the keys you return against the photocopy of the keys you signed at the commencement of your tenancy. In the event you have had any keys reproduced during your tenancy these are to be handed over to our agency or destroyed. You will be charged for the cost of replacing any missing keys or remote-control units
DAMAGES: If you have accidentally chipped paint, indented a wall, torn a screen or had any kind of mishap, you are best to have repairs carried out BEFORE we inspect the property. Some tenants attempt to hide these things in the hope we don’t find them. We are trained to look for things like this, so all this will do is prolong the finalisation of your tenancy and the refund of your bond. Remember rent will continue to be charged until such time as the property is handed back in an acceptable condition.
BINS: Please ensure your bins are placed at the kerb for collection on bin collection day, they are to be left empty for the convenience of the new tenant/s.
ON HANDOVER DATE
On handover day, ensure you return all keys, remotes and paperwork as supplied to you in the Vacate Pack to our office before close of business Monday to Friday. Failure to return keys will result in additional rent charges.
The Property Manager will complete the final inspection on the scheduled vacate date and you will be contacted after the inspection has been completed and advised of any items requiring attention. Please note we have a 24-hour deadline for any additional cleaning required after you have been notified. After items have been rectified, we will reinspect the Premises provided all is in order we will complete the Bond Refund documentation (Form 4). You must provide us with your account details for your bond refund. If any item(s) remain unsatisfactory, or you do not wish to return to the Property to attend to the issue/s we will engage a cleaner or contractor to attend to the issue/s and a claim will be made from the Bond for the costs associated.
IF TENANT AND AGENT DISAGREE
We will try to resolve any issue as promptly as possible to enable the property to be relet and to refund any bond not in dispute. The cost of cleaning, repairs, etc will be retained from the bond to complete the work and will be held at the RTA until the matter is resolved. You have the option to contact the RTA and/or complete a Form 16 – Dispute Resolution Notice. The Agency can engage a professional cleaner or contractor (or both) to complete items that need to be done and obtain tax Invoices forming part of the claim on the bond. Usually a mediator from the RTA acts as a third party to help resolve the disputed Bond amount or issue/s. If these attempts fail the matter is usually a matter for QCAT.
